30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:


    - Administrative Processing Fee: $4.50

    - Valet Trash: $27

    - Amenity Fee: $5

    - Pest Control: $1

    - Water: Based on usage and billed in addition to your monthly rent

    - Electric: Based on usage and residents will need to create a utilities account

    - Pet: If applicable, $15 per pet

    - Carport: If applicable, $50

    - Debit Card Payments will incur a service fee ranging from $3.95 to $9.95 per transaction

    - Credit Card Payments will incur a service fee of 2.95% per transaction

  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria including rental, credit, and criminal history checks, as well as employment and income verifications. After you have finished your application, you will receive a confirmation email with preliminary approval.

    In order to make your approval final, the office team will need a copy of each occupant's photo identification and pay stubs or W2’s to confirm income requirements.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis at Treetops as your new home! Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in.

    Action items include:

    - Electronically signing your lease
    - Setting up your resident portal account
    - Paying move-in fees and deposits
    - Sending our team confirmation of your utilities accounts and renters insurance
    - Setting up your move-in appointment

    We will stay in contact with you through this process and are available to answer any questions that you may have to make your move-in as smooth and easy as possible.

  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis at Treetops! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment. On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!

  • As a resident, where will I park? What about my guests?

    Thanks for your question!

    Here are some details about parking at our apartment community:

    - Some residents will have a garage attached to their apartment home with two parking spots available - one within the garage and one in front of it.
    - Parking spaces throughout the community are on a first-come, first-serve basis for residents.
    - Additionally, residents have the option to lease a carport for $50 per month.
    - As for guests, they can park in designated spots by the pool, next to Building 8, or in front of the clubhouse after business hours.

  • As a resident, how will I receive packages?

    We're happy to share that we have a Luxer Package Room with 24/7 access! All packages will be delivered and stored in this room. Each resident will need a unique code to enter the package center and retrieve their items.

  • What school district is Marquis at Treetops in?

    Students at our community attend Austin ISD schools. Depending on their grade level, students will go to Doss Elementary, Murchison Middle, or Anderson High School.
